Adams county continues to feel the effect of distressed properties on the market and sellers who can waiting are out this time. Fewer homes for sale in Colorado were on the market in February 2009 and fewer homes sold. The average days on market jumped from 120 to 167! This 10 month absorption rate means this area is still a buyer’s market.

In February 2009, in the whole Denver metro area, 1 in 8 resale houses for sale were sold. Of the 20,059 resale homes on the market, 2484 of them sold. This shows a steady supply of active homes and home sales. The real estate market continued to reflect uncertainty about banks and the stock market. Lenders are still lending money to qualified buyers with at least 3.5% to put as down payment for FHA loans. CHAC, CHFA, and local bond programs still have money available for qualified buyers.
