There is no doubt that more people are connected to the internet today than ever before, but what are they using to browse the internet. There is a growing trend towards mobile internet usage, and the real estate market is one place that mobile has blossomed into a huge fruit filled tree, and if your real estate listings are available in a mobile platform, then you are ready to pick the fruits of your labor.

Mobile is a growing trend that no realtor should ignore.
Realtors, if you are not using the power of mobile, then you are losing leads and sales. Mobile converts much better than other marketing mediums. If a person is browsing new homes for sale on a mobile app, and they happen to find one that they like, they have all of the contact information right in the palm of their hand, and all they have to do is touch the screen to make a phone call. That is extremely powerful.

To App or not to App that is the question.
There is a real problem when it comes to creating a real estate app. There are several different platforms out there and each one requires a different app. Creating an app for each platform can get really expensive. These platforms are constantly evolving too. By the time you get an app created, it could be obsolete. That is where responsive design comes into play.

With a website that has a responsive design, the website would change its design according to the user. Responsive design is the way that realtors should handle their data, but it is still in its infancy. The future of mobile looks really bright when it comes to shopping for homes. Make sure that you are prepared to make any necessary changes to keep up with the times.

Is Negotiation Necessary When Buying A Home?

People negotiate every single day. There are deals made from the stalls of a local flea market and there are deals made on the  purchase price of a new house. If you are shopping for a new house, and you have not put much thought into negotiating a better price, then you could be losing thousands of dollars. Negotiating is a very big part of closing any real estate type deals. Make sure that you are prepared for it by knowing what to expect.

Don’t go into negotiations with your guns blaring. This should be a calm and collected process. If you can’t remain calm, cool, and collected then have someone else negotiate a better price on your behalf.

The very first thing that you need to do is determine the fair market value of the home. This should not be a difficult task, and your real estate agent should have no problem helping you come up with a number. Don’t let a seller’s agent provide you with this information. You have to remember that it is in the best interest of the seller’s agent to get the most money for the property. They are not necessarily on your side. They represent the seller, and their best interest.

Once you have a fair market value of the home, it is time to start negotiating. The more information that you know about the house and the other houses that were sold in the same area, the better you will be at negotiating a better price.

Whatever you do, don’t go for a low ball offer. It might make the sellers angry, and they may decide that they don’t want to sell their house to you. Be realistic and make your first offer somewhere close to the fair market value of the home. Once you have submitted your offer, you will have to wait and see if the seller accepts it. If they don’t accept your offer, then they will reply with a counter offer. From this point the decision is yours, but you can also make another counter offer. Negotiating is a huge part of the home buying process. Make sure that you are prepared for it.

Is Your Home Baby Proof?

Congratulations on the new baby! Bringing a new baby into the world is a wonderful experience, and new parents are always eager to do the very best that they can for their newborns, but a lot of new parents get so excited about their newest addition that they forget a few very important things. You must baby proof your home! You don’t need to lock it down like Fort Knox, but you do need to make a few changes to keep your newborn safe.

Baby proof all outlets!
If you do a quick tour of your home, you will notice one thing. Just about every single electrical outlet is only a foot or so from the ground. As an adult, you never even really thought much about it. Now that you have a newborn you will start looking at things with a totally different perspective.

Those electrical outlets are at the perfect level for a baby or toddler to play with. Now that you look at it, it almost seems like a stupid idea to put all of the electrical outlets so close to the ground. Little ones will be drawn right to them like a moth to a porch light. They will stick their fingers in there, and if they are teething, they will try to bite the outlet. Neither one of these would have a good outcome as you can probably imagine. There is a simple solution. You need to purchase and use some outlet covers! Problem solved for just a few bucks.

Gates will become your best friend!
Baby gates can save your child’s life, but only if you use them. You should get a few baby gates to keep your young one out of danger zones. Put one at the entrance to every bathroom. It may seem like a silly idea, but a bathroom can be a dangerous place to a little one.

Block off access to the kitchen too. More kids get in the kitchen and hurt themselves than any other room in the house.

Block off access to any pools of water. If you have a pool, a hot tub, or a fish pond, make sure that the little ones can not get to these areas on their own. Children die every single day from accidental drownings that could have been easily prevented with a baby gate.

You can use a baby gate to block access to stairs too. This is yet another dangerous place for toddlers and babies.

Cords and wires are dangerous.
As adults we know not to play with cords and wires, but small children do not. If you have cords or wires that they can get a hold of, then they could accidentally strangle themselves. Get those cords and wires out of their reach.

Having a new baby is a great experience. Having a new baby in your house is a big responsibility, but you can very easily avoid any problems by taking a few steps to baby proof your house.

Don’t Let Your Home Buying Experience Become A Nightmare

Is owning a home still the American dream? For many people it is, but for some unfortunate people owning their own home has become nothing more than a nightmare that they can’t escape. Don’t let your home owning experience become a nightmare. Learn how to avoid the nightmarish situation by reading some of these examples.

John and Judy just purchased their first home, and they can’t wait to move in. The loan was approved, and they just signed all of the closing papers. It is a good day. The keys have been handed to them and now they are the proud owners of a nice home. They did everything that they should have, but they chose not to do one very important thing. They chose not to get a home pest inspection, and as it turns out, they are not the only ones living in their home.

Deep inside the wood in the roof, and the wood in the walls are termites. These termites are not vicious little insects. They are just doing what nature has intended. They are eating every single piece of wood that is in the house. If John and Judy don’t quickly do something about it, there new home will be condemned. Their home has now become a nightmare!

Mike and Julie have a similar story. They did get a pest inspection, and to save a few bucks, they hired a close personal friend to do a building inspection on the house that they are going to buy. Their close personal friend gave the house a quick look over as a favor, but what he missed has turned this home buying experience into a nightmare.

There was a small leak in the roof. Over time this leak grew larger without anyone knowing about it. The water did some serious structural damage to the roof, and it spread quickly. The wood quickly absorbed the water and became soft. This made it structurally unsound, and that is just the beginning.

Mike and Julie started to notice that they were getting sick often. They just thought it was allergies or even a cold that kept coming back. What they did not know, was that the roof leak provided an excellent place for mold to grow, and it was growing like mad in their attic and crawlspace.

The mold spores made their way into the central air and heat through a small tear in the duct work. The air conditioning and the heater have helped to spread the dangerous mold spores throughout the entire house, and that is why Mike and Julie have been getting sick. Once they find out what is causing their sickness, they will be sick the their stomachs.

Both of these nightmarish situations could have been easily avoided. Your home will most likely be your biggest investment. Do not cut corners or try to save a few bucks on inspections. Protect your investment now, and you will avoid these nightmares later.

Do Pictures Really Matter When It Comes To Home Sales

We have all heard the old saying, “A picture is worth a thousand words.” When it comes to selling your home, the right picture can be worth hundreds of thousands of dollars. Put yourself in a buyers shoes. What is the very first thing that grabs your interest when you are shopping for a home? It is the picture. You would not even consider buying a house without seeing it first.

These days more and more people are shopping for homes on the internet. It just makes everything so much easier. All of the information on the home in question can quickly be delivered right to your computer. It is there when you need it, and you can access any of this information anytime you want. Now that is convenience, but what is the first thing that people are looking at when they are browsing home ads online? It comes back to the same thing. The picture. This is why it is so very important that all of your pictures be the best quality.

More pictures is a good thing. The more that people can see about your home, the more likely they are going to want to come and give it the old faithful walk through. By providing some good pictures, you are giving the buyer the opportunity to fall in love with your home before a standard walk through. If they fall in love with the pictures that they see in your ad, you can bet that they will be eager to come take a look at the place. If the pictures are not a misrepresentation of your home, and they have fallen in love with what they have seen online, then you can pretty much bet that they will quickly make you an offer. Is It A Good Time To Buy A Home?

With the real estate market in a slump, now is a great time to buy a house of your own, and there are several reasons why you should try to take advantage of this great opportunity. One reason is mortgage rates are at an all time low. The market is currently a “buyer’s” market, because home buyers have the advantage. Real estate agents are trying harder to make sales, and buyers are there to take the benefits.

In the past people believed that a mortgage rate that was below 6% was considered low, but then the average rate dropped to below 5%, and it did not stop there. It has continually dropped, and now it has dropped to an all time low of below 4%.

In fact, a 30 year fixed rate mortgage averaged around 3.89% as of January 12th. It has fallen a little bit from the week before. If we use some history, and we take a step back in time, we will find that last year at this same exact time 30 year fixed rate mortgages were averaging around 4.71%.

A 15 year fixed rate mortgage has seen similar drops. Currently 15 year fixed rate mortgages have a rate of 3.16%. That is down 0.8% from two weeks before. If we board our time machine again, and go back in time one year, we will see that 15 year fixed rate mortgages averaged around 4.08%.

Will the mortgage rates continue to fall? Only time will tell how low mortgage rates will fall. It is a lot like playing the stock market. You have to wait for that perfect time to sell, and you also have to wait for that perfect time to buy. Now is the perfect time to buy, because tomorrow you never know how high mortgage rates may be.

Moving With Your Dog Is Easy With These Tips

Moving can be tough and stressful. Moving with a family can make things even more of a challenge. Moving with dogs is even tougher, but only if you let it be. If you think that moving is stressful for you, just think about how mush stress your dog is going through too. Everything in their home has been moved, and the anxiety levels of their human’s is high. Dogs are pack animals. They will be able to quickly pick up an any problems, and it will make them nervous. Your job is to remain calm, cool, and collected. This will be the best thing for your pooch.

Don’t pack all the food and water.
Moving creates a hectic environment where a lot of people forget really important things. Don’t forget to have plenty of food and water on hand at all times for man’s best friend. They will need it. It will also help if you have some treats and toys handy. The whole idea is to make your dog as comfortable as possible.

Never leave you dog alone in the car.
Dogs can quickly overheat if they are left in a car. Don’t leave yours alone in your car for any period of time. Not even for a few minutes. Leaving the window cracked a little does not help matters much. Try to plan your trip so that you won’t have to leave your dog alone in the car.

Frequent potty breaks are a must.
If your move requires some travel time, then don’t forget that the dog will need to go to the bathroom too. In most cases they may even need to go more than you. Rattled nerves are a recipe for a weak bladder. Don’t forget the leash, and clean-up bags. You can’t walk your dog without either one of them.

Selling your home does not have to be complicated as long as you know what you are doing. Most of the decisions about selling your home should be left to a professional. They will take a percentage, but in the end it will be well worth it.

Don’t hide anything!
If there is something wrong with your house, have it repaired properly before you put your house on the market. If you sell your home to someone, and it has a problem that you are well aware of, and you did not tell the new owner, you will be in trouble. There are laws that protect home buyers in situations like this. You don’t want to be on the wrong side of these laws. Put it all out on the table. Tell the prospective owners everything about the house. If the home makes an odd creaking sound every night at exactly 12:10 A.M. Tell them about it.

Pack away the emotions.
It can be very difficult to sell anything if you are emotionally attached to it. The same goes for your house. The first step to successfully selling your house, is to become emotionally unattached. This can be the most difficult thing for most people.

Foreclosure Scams – What Should You Look Out For?

In 2011 there were over 1.4 million home foreclosures. This gave companies over 1.4 million opportunities to try to take advantage of people that were facing foreclosure. From the West Coast of the United States, to the East Coast, foreclosures could be found in every state. California had the most foreclosures with just over 63,000, and Florida came in second with over 24,000 foreclosures. For some people these foreclosures became an opportunity.

Foreclosure scams are on the rise
It is unfortunate, but it happens. There are always people that are trying to take advantage of other people’s problems. Very few people know the ins and outs of foreclosure, and not knowing anything about it, can leave you at a great disadvantage. Don’t become another victim. If you are facing foreclosure, it is important to understand when someone is trying to help you, and when someone is trying to take advantage of you. Here are bad signs that might alert you to a foreclosure scam.

Money is what the whole thing is about, but if a company approaches you with wild claims that they can dissolve your mortgage for a price, then don’t walk away, turn and run. This is the very first sign that it could be a foreclosure scam.

Class action suits are a great bait for foreclosure scams. This is one of the easiest ways that foreclosure scam companies get people to sign something that they should not. While there are plenty of class action suits out there, don’t sign any paperwork or surrender any important information if you are not 100% positive about the class action suit.
